Strategic Housing and Employment Land Availability Assessment

The District Council is the local planning authority for that part of its area that sits outside of the Peak District National Park and in December 2017 the Derbyshire Dales Local Plan was formally adopted. It sets out the policies and proposals for the use and development of land for the period 2013-2033.

Local planning authorities are obliged by law to undertake a review of their Local Plans within five years from their adoption date to ensure that policies remain relevant and effective in addressing the needs of the local community. The review of the Derbyshire Dales Local Plan must be completed by December 2022.

Derbyshire Dales District Council began a review of its Local Plan towards the end of 2020, and as part of this process the District Council is preparing a Strategic Housing and Economic Land Availability Assessment (SHELAA). This seeks to establish the extent of available land primarily for housing and employment uses, but also for other uses, such as leisure and Gypsy & Traveller sites.

Between 26 May and 7 July 2021 the District Council undertook a ‘Call for Sites’ exercise. A total of 103 sites were submitted. Each site was then assessed through the SHELAA process to determine which were suitable for development and potential allocation in the Local Plan. 24 sites were assessed as suitable for housing development with a potential for 3,142 dwellings across the plan area and 6 sites were identified as suitable for employment land development with a potential for 14.94 ha.

The SHELAA provides evidence to the District Council about the scope of sites that might be available to meet its future needs. It does not in itself allocate land for any specific purposes. Allocations will be determined by the District Council as part of the review process.
