Pre-application advice

From 1 April 2017 the Local Planning Authority introduced a (fee paying) Pre-Application Advice Service. This service allows property owners, or their agent etc. to obtain advice from the Authority prior to making a formal application.

This service should also be used for proposed development enquiries relating to the pre-purchase of land/buildings.

The more information you can provide about your proposal the more detailed our advice to you will be. We aim to respond to your enquiry within the time scales set out in the schedule attached above and below. It may be necessary in some circumstances to extend these time periods, particularly where consultation with other organisations is required, however, this will be agreed with you beforehand.

Please note there is no facility to refund any fees paid for this service.

Where can I obtain some free advice?

The planning portal website contains some useful advice on permitted development rights and the need for planning permission. The Local Plan pages also contain useful information on Development Plan policies that are applicable to the Derbyshire Dales District.

To submit your pre-application enquiry you will need to:

  • Complete the request for pre-application advice form (please refer to the correct category and submission notes here).
  • Call 01629 761166 to make your payment.

Please note that a request for pre-application advice will not be deemed valid until the relevant fee has been received by the District Council.
