Pre-application advice

To find out if you need planning permission, discuss the acceptability of your proposal and enter in discuss/negotiation regarding your proposal before applying for planning permission please use our pre-application service. This advice can help you decide whether to apply for formal planning permission and in many cases will result in a smoother application process, hopefully with a positive outcome.

As of the 1st April 2017 we will be charging for the pre application advice that we provide in order to recover the cost of this service to the Council. View the charging schedule here [PDF 186KB].

With all pre-application advice the more information you can provide about your proposal the more detailed our advice to you will be. We aim to respond to your enquiry within the time scales shown below. However, it may be necessary in some circumstances to extend this time period in order to provide a full response, if this is the case you will be notified by the Case Officer. For example, a response from the Local Highway Authority in regard to your proposal may take a longer period of time to receive than we originally envisage. In some cases we may also contact you for further information if your submission is not sufficiently detailed or if there is a particular site constraint, again in such circumstances the target response time will need to be extended. Please note that if you wish to receive further information following receipt of our initial advice you may be charged a further fee

If you need to get in touch with us about pre-application discussions or to find out whether you need planning permission, please submit details of your proposals and make the relevant payment. Once we have validated your enquiry you will be issued with a reference number and be advised which Officer is dealing with your enquiry and their contact details within 10 working days. At this point you will also be advised of the target response date which will depend upon the complexity of your enquiry and whether any external consultations are required.
